Schedules of Condition & Dilapidation
If you are looking to take on a lease of a commercial property Purple Property can produce a schedule of condition on the demised internal and external elements of the building. When attached and forming part of a new lease this may limit future repairing obligations.
Purple Property can prepare Dilapidation reports for landlords to ensure that tenants comply with their repairing obligations as defined in the lease document. A Schedule of Dilapidations may be required during the lease period (interim schedule) or on expiration of the lease (terminal schedule). The schedule will highlight defects that will require remedying by the tenant and often the schedule of works required will need to be fully priced. Purple Property can also negotiate dilapidation settlement claims on behalf of tenants often reducing the landlords dilapidation claim.
